The Houston housing market is vast and growing. How are you seeing data change the way sellers are positioning their homes? Is it changing how people see 'Inventory'? Through supply and demand, the market either favors the buyer or the seller. We saw a shift this past year from a seller's market to a buyer's because of the rise in inventory. Particularly over the last few months, we've seen homes sit longer that may not have in the reverse market. This is why working with agents who do this full-time and are actively engaged in the industry is critical. We know what works, what doesn't and what it takes to get a deal done–whether you're the buyer or the seller. Luxury transactions often involve complex contracts and high-stakes negotiations. How can buyers and sellers best make sure they are making the right choice? How should buyers and sellers keep up with policy and legal nuance? The 'right' choice is the best choice for the client. Ultimately, people have to make their decisions based on their needs, lifestyle and financial means. That said, we are here to arm them with the latest data and ensure they are as protected as possible. Collectively, our team of 12 has over 100 years of industry experience. We also have an HAR board member, Texas Association of REALTORS Political Action Committee members, and a licensed attorney within our team. It's our job– and privilege–to keep clients informed, educated and feeling supported every step of the way. For a luxury listing to stand out in neighborhoods like River Oaks, The Heights or Memorial, it needs more than a sign in the yard; it needs a brand. How does a team tell a story when marketing a multi-million dollar property? Whether you're listing a half-a-million- dollar home or a multi-million dollar estate, you're telling a story: What does living in this home look and feel like? How do the space and the neighborhood shape your daily life? There is so much psychology behind each strategy we employ to spark a positive response from home buyers. It goes well beyond dropping a sign in the yard. And having a corporate marketing veteran on the team to tap helps! Houston is a city of distinct 'micro- markets.' Between your team members, you've lived in almost every major metropolitan area of the city. Why is that 'native' perspective vital for someone relocating to Houston or moving from Tanglewood to West U? For us, we don't just 'know' Houston, we've lived it. And that's key when translating someone's wishlists into tangible results. We have witnessed areas transform into what they are today and also have a finger on the pulse of what others will look like tomorrow. Having firsthand knowledge of various markets is invaluable because it brings a perspective you may not otherwise get. One agent may be an expert in a handful of areas. But with 12 agents, you get many experts in multiple areas. You've successfully completed thousands of transactions. How do you strike the balance between the kinds of proprietary technology that's on the market today (e.g. Compass's platform) and your team's collective 100+ years of experience to give your clients a competitive edge in 2026?" While Compass provides us with an unmatched technology platform and incredible resources to do our job, it still takes knowledge, negotiation skills and a scrupulousness that can't be replicated. Consistently ranking on production volume lists put out by HBJ and WSJ isn't just an honor, it's a testament to the effort and level of service we provide our clients with. And when you look at the luxury market, which so many of us operate in, there is a particular nuance and discretion it requires. Team Lead Ellen Krantz and Top Producer Erin Kaplan were selected to be part of Compass' Luxury Advisory Board. This elite collective of high-end specialists was created specifically to serve Houston's most exclusive and distinguished homes, which gives our clients access to inventory that many wouldn't otherwise have.
