What is your niche area in the industry? Michael Humphries: I specialize in uncovering off-market properties for buyers and builders who are looking for premier lots throughout the Park Cities, Preston Hollow, and surrounding areas — I love helping clients take advantage of these private sales. And because Texas is a nondisclosure state, this kind of transaction affords both parties a relatively high level of privacy.. When a homeowner is updating, what Michael Humphries Getting to Know Dallas Realtor PAPERCITY PROMOTION rooms should they address first? MH: The kitchen should always be the priority. It's the spot in the house where family and friends gather and spend the most time. The primary bedroom and bath suite are a close second, though. Most buyers don't want the hassle of a renovation, especially in such personal spaces. Don't overlook the landscaping outside. Curb appeal makes an enormous difference for a great first impression. Based on experience, where are sellers moving when they leave the Park Cities? MH: When my clients leave the Park Cities, it's typically because they want to acquire more space and a more expansive lot, which oftentimes happens when their children graduate from high school and they don't have schools to consider. Preston Hollow is a frequent answer to these concerns and preferences. The location is still relatively nearby to their current area, but far enough away to offer a quieter, more remote feeling. Lakewood is another fabulous option for sellers looking for a change in scenery. It's hard to beat walks from your front door to the trails around White Rock Lake and the beautiful architecture throughout the neighborhood. Interest rates in 2024? MH: I think the inventory will grow this coming year. We've had so many homeowners holding on to their property, and thankfully I think we've finally seen the ceiling on interest rates. Even a small dip in rates will make people feel more comfortable to make a move. I believe 2024 will hold opportunities for buyers and sellers. With nearly a decade of experience and a sales volume of $100 million over the past three years, what attributes have contributed to your success? MH: I'm constantly striving to move the needle, be present to assist in every way I can, work open houses, and create conversations of true value. I think what we all choose to focus on naturally expands over time, and I'm careful to concentrate my efforts on aspects of my business that bring long-lasting value to the industry and my clients.
