the market, we're very familiar with the nuances of the various neighborhoods sprinkled within the city of Dallas. We're uniquely aware of local neighborhood historic and conservation districts, as well as HOAs — which is invaluable when you're weighing the pros and cons of different homes, neighborhoods, and asking prices. What makes the Park Cities so special that many desire to call it home? PH: The beloved neighborhood of University Park is actually where we both call home, so we agree with you! It's celebrating its 100th anniversary this month, and we think that's pretty special. We love the small-town feel, and we love that everyone shows up for our community by giving back in a wide variety of ways. We take pride in our level of involvement through the years, volunteering in the neighborhood's local schools and churches and serving as members of Preservation Park Cities. We also sponsor various events at the Park Cities elementary schools, where our grandchildren attend, and host an annual Fourth of July Party on Park Cities parade route for friends and clients. Not only is being involved in our community meaningful, but it has kept us knowledgeable about market trends and latest home sales, which benefits our clients. What are some of your favorite Park Cities businesses and local spots? PH: That's hard to narrow down. We asked our Team for their ideas … Grabbing a to- go cup at LDU Coffee or a treat at Mustang Donuts, catching up with friends over lunch at Zest Cafe, or enjoying a date night at Il Bracco. We also love Not Just Soccer for last-minute sports needs and Preston Road Pharmacy for necessities and gifts. It's hard not to mention the beauty of the Park Cities, too. We love to beat the summer temperatures at the UP Swim Center and enjoy time in all our great parks. The Park Cities is truly where we live, work and play. What's the market like in the Park Cities right now? PH: The current market has made it more important than ever to partner with a veteran realtor, like the Pinkston- Harris team. Inventory continues to be low, while demand has only grown. Off- market sales make up a large percentage of the transactions, as the number of buyers increase. Our years of experience have created strong bonds with other top producers within Allie Beth Allman & Associates and other luxury brokerages, creating successful networking for our buyers and sellers in neighborhoods such as Highland Park, University Park, Preston Hollow, Greenway Parks, Devonshire, and Lakewood. Do you have current listings in the Park Cities? PH: We do! We have three active listings: 4020 Colgate Avenue (offered for $6.499M), 3916 Wentwood Drive (offered for $4.995M) and 3200 Princeton Avenue (offered for $4.999M). Each of these properties brings its own unique features to the table, including a pool on Colgate, a basement wine cellar on Wentwood, and an 3200 Princeton Avenue listed for $4.999M 3916 Wentwood Drive listed for $4.995M elevator on Princeton. We're always proud to bring some of the neighborhood's most coveted homes to market. When it comes to Dallas real estate, Pinkston and Harris really have seen it all. And, in this market, that's what you need to find not only your perfect house, but your perfect neighborhood.
